These are the four plumbing estimating problems that cost plumbing contractors the most on every bid.
Copper, PEX, CPVC, and cast iron are priced very differently. Using the wrong pipe material in an estimate wins an unprofitable job or loses a competitive one.
Missing a bathroom group, underestimating fixture units on a drain stack, or forgetting backflow preventers creates costly plumbing change orders in the field.
Plumbing estimates must reflect the applicable code, IPC or UPC, depending on jurisdiction. Code-non-compliant estimates require expensive field changes after rough-in.
Counting linear feet of pipe by size, type, and system manually from plumbing drawings is one of the slowest trade takeoffs, and every missed deadline is a missed plumbing contract.
DFE Estimating solves all four — precise plumbing estimates using FastPIPE, with correct pipe materials, fixture counts, code compliance, and all plumbing systems covered, delivered before your bid deadline.
A four-step process covering every pipe run, every fixture, and every plumbing system in your Division 22 scope.
Upload your plumbing plans, fixture schedules, and specifications through our secure portal. PDF, CAD, and Revit plumbing files accepted for all scopes.
Your assigned plumbing estimator confirms pipe materials by system, verifies applicable code (IPC or UPC), reviews the fixture schedule, and identifies all special systems — medical gas, grease traps, roof drainage.
We use FastPIPE for all plumbing quantities — measuring every pipe run by size, material, and system, counting all fittings, valves, fixtures, hangers, and water heater equipment digitally from your drawings.
You receive a complete Excel plumbing estimate — pipe by size and material, fittings by type, fixtures by schedule, water heaters, and all accessories — organised by system and CSI Division 22, ready for bid submission.

Plumbing estimating is the process of calculating the material, labour, and equipment costs for all plumbing systems in a construction project under CSI Division 22. It includes quantifying all domestic water supply piping by material and size, sanitary drain waste and vent (DWV) piping, storm drainage, plumbing fixtures from the fixture schedule, water heaters, fire protection systems, and all plumbing accessories. Plumbing estimating requires specialist software — primarily FastPIPE — and knowledge of IPC (International Plumbing Code) or UPC (Uniform Plumbing Code) requirements for pipe sizing, fixture unit loading, and system design.
Plumbing costs in the United States vary significantly by building type and system complexity. Standard residential plumbing installations typically cost $8 to $12 per square foot including all domestic water, DWV, fixtures, and water heater. Commercial office and retail plumbing ranges from $12 to $18 per square foot. Healthcare facilities with high fixture density, medical gas systems, and specialised plumbing range from $18 to $25 per square foot or more. Industrial facilities with process piping and specialised systems can exceed $30 per square foot. DFE prices all plumbing estimates using current local material and labour rates by zip code.
Division 22 is the CSI (Construction Specifications Institute) division covering all plumbing in a construction project. It includes plumbing piping and instrumentation (Division 22 05 00), domestic water supply and distribution (Division 22 11 00), sanitary drainage (Division 22 13 00), storm drainage (Division 22 14 00), plumbing equipment including water heaters and water softeners (Division 22 30 00 and 22 35 00), and plumbing fixtures (Division 22 40 00 and 22 41 00). DFE covers all Division 22 sub-categories in every plumbing estimate, delivering fully CSI-compliant takeoffs organised by system and sub-category.
The main plumbing pipe materials used in US construction each have different applications and cost profiles. Copper Types K, L, and M are the traditional standard for domestic water supply — Type K for underground, Type L for general interior, Type M for low-pressure residential. PEX (cross-linked polyethylene) in A or B grades is now the most common residential water supply pipe due to its low cost, flexibility, and freeze resistance. CPVC (chlorinated PVC) is used for domestic hot water systems and is more cost-effective than copper. Cast iron is the standard for DWV drain stacks and underground sanitary piping in commercial buildings due to its noise reduction and durability. PVC Schedule 40 is used for DWV in residential and lighter commercial applications. HDPE is used for underground storm and sanitary drainage. DFE specifies the correct pipe material for every system and application in every plumbing estimate.
The primary software for professional plumbing estimating is FastPIPE, which measures pipe lengths by diameter and material directly from plumbing drawings, calculates all fittings by type, quantities hangers and supports, and prices all piping systems with current material costs and labour hours. FastPIPE handles both domestic water and DWV piping. For fixture counting and scheduling, DFE uses PlanSwift and Bluebeam to count fixtures from the plumbing fixture schedule. For fire protection sprinkler estimating, dedicated sprinkler software is used. All plumbing estimates are delivered in Excel format organised by CSI Division 22 sub-category.
Plumbing estimating service fees typically range from $250 to $2,000 depending on project size, system complexity, and scope. A standard residential plumbing estimate for a single-family home generally starts at $250 to $500. A mid-size commercial plumbing estimate covering all systems ranges from $600 to $1,200. Complex healthcare, industrial, or laboratory plumbing packages with medical gas or specialty systems can exceed $2,000. DFE charges flat fees based on your project scope. A fixture unit (also called a drainage fixture unit or DFU) is a standardised measure used to calculate the load that each plumbing fixture places on a drainage system. Each fixture type is assigned a fixture unit value based on its water use rate and frequency of use. A lavatory counts as 1 DFU, a toilet as 4 DFU, a bathtub as 2 DFU, and a kitchen sink as 2 DFU. These values are defined by the plumbing code (IPC or UPC) and are used to size drain pipes, stacks, and building drains. Accurate fixture unit counting is essential for correct drain pipe sizing in a plumbing estimate. DFE applies the correct DFU values from the applicable plumbing code in every estimate.
The IPC (International Plumbing Code) and UPC (Uniform Plumbing Code) are the two primary model plumbing codes used across the United States — which code applies depends on your state and local jurisdiction. The IPC is published by the International Code Council (ICC) and is adopted in most eastern US states including New York, New Jersey, Florida, Georgia, Virginia, and many others. The UPC is published by the International Association of Plumbing and Mechanical Officials (IAPMO) and is the standard in many western states including California, Washington, Oregon, Nevada, and Hawaii. The codes differ in pipe sizing tables, fixture unit values, and certain installation requirements. DFE’s plumbing estimators are familiar with both IPC and UPC and apply the correct code for the project’s jurisdiction in every estimate.
