Painting estimating services help painting contractors, general contractors, interior contractors, builders, and developers accurately calculate paint quantities, material costs, labor costs, and equipment expenses before work begins. Our experienced painting estimators prepare detailed painting quantity takeoffs, material takeoffs, and complete painting cost estimates for residential, commercial, industrial, and institutional projects across the United States. We estimate every CSI Division 09 painting scope, including interior painting, exterior painting, drywall finishing, textured coatings, epoxy coatings, waterproof coatings, industrial coatings, specialty finishes, and protective coatings. Using PlanSwift, Bluebeam, and current market pricing, every estimate includes accurate surface measurements, paint quantities, labor pricing, and detailed cost breakdowns to help contractors reduce estimating errors, submit competitive bids, and complete projects with confidence.
These are the four painting estimating problems that cost painting contractors the most on every project.
A textured wall covers 300 SF per gallon. A smooth wall covers 400 SF. Using the wrong rate can underestimate paint quantities by 25 to 30% - a costly material shortage on any painting project.
Flat, eggshell, satin, semi-gloss, and gloss are all priced differently and specified by location. Using the wrong sheen level produces a non-compliant bid that fails the MPI specification.
Surface preparation, patching, sanding, priming, and SSPC blasting for industrial work can represent 30 to 50% of a painting project cost. Missing it destroys bid margin.
Measuring every wall, deducting every opening, separating surfaces by sheen level, and calculating gallons by coverage rate manually is tedious. Every missed deadline is a lost painting contract.
DFE Estimating solves all four – precise painting surface measurements with correct coverage rates, MPI sheen levels, coat systems, and surface prep, delivered before your bid deadline.
A four-step process covering every paintable surface, every coat, and every gallon in your painting scope.

Painting estimating is the process of calculating the material, labour, and equipment costs for all painting and coating work in a construction project under CSI Division 09. It includes measuring all paintable surfaces in square feet by surface type, calculating paint quantities from the coverage rate (typically 300 to 400 SF per gallon per coat), specifying coat systems (primer plus one or two finish coats), selecting sheen levels by space type per MPI standards, and pricing all surface preparation, masking, scaffolding, and specialty coatings. Painting estimates are prepared from architectural floor plans, elevations, and finish schedules.
Painting costs in the United States vary by surface type, coat system, and paint quality. Standard interior wall and ceiling painting with primer plus two coats typically costs $0.50 to $1.50 per square foot for commercial projects. Interior doors, trim, and millwork ranges from $1.50 to $3.50 per linear foot of trim or $15 to $40 per door. Exterior siding painting ranges from $1.00 to $2.50 per square foot. Commercial high-performance coatings and epoxy systems range from $2.00 to $4.50 per square foot. Industrial coatings for steel range from $3.00 to $8.00 per square foot or more. DFE uses current local material and labour rates for all painting estimates.
Paint coverage rate (also called spreading rate) is the area that one gallon of paint covers when applied at the recommended wet film thickness. Standard interior latex paint has a theoretical coverage rate of 350 to 400 square feet per gallon on smooth surfaces. On textured or rough surfaces, coverage can drop to 250 to 300 square feet per gallon. Exterior paint typically covers 300 to 350 square feet per gallon. High-build coatings and elastomeric coatings may cover as little as 50 to 100 square feet per gallon. Using the wrong coverage rate significantly underestimates paint quantities. DFE applies the correct coverage rate for every paint product and surface type in every painting estimate.
Paint sheen levels refer to the amount of light reflected by the dried paint film. Flat (matte) has no sheen and hides imperfections — used for ceilings and low-traffic areas. Eggshell has a slight sheen and is easy to clean — standard for residential walls. Satin has a soft sheen and good washability — standard for commercial walls, hallways, and children’s rooms. Semi-gloss is highly washable and moisture-resistant — standard for doors, trim, kitchens, and bathrooms. Gloss is the highest sheen, very durable — used for exterior trim, metal doors, and specialty applications. MPI standards specify the required sheen level for each surface category in commercial painting specifications. DFE specifies sheen levels per MPI and project specifications in every painting estimate.
MPI (Master Painters Institute) is the North American industry organisation that sets painting standards and specifications for commercial and institutional construction. MPI publishes the Architectural Painting Specification Manual which defines standard paint systems by substrate — drywall, concrete, wood, and steel — surface category, and performance requirements. Each MPI system is numbered — MPI System 1 is standard interior latex on drywall, MPI System 4 is semi-gloss on doors and trim. Commercial painting specifications commonly reference MPI system numbers to ensure consistent paint quality and application standards. DFE references MPI standards when preparing commercial painting estimates to ensure specifications compliance.
Painting estimating service fees typically range from $150 to $1,200 depending on project size, number of surfaces, and scope complexity. A residential painting estimate for a single-family home generally starts at $150 to $350. A mid-size commercial painting estimate covering interior and exterior ranges from $400 to $800. Large-scale or complex commercial painting packages for institutional or industrial projects can exceed $1,200. DFE charges flat fees based on project scope. SSPC (Society for Protective Coatings) defines standardised surface preparation grades for steel and other substrates before applying industrial high-performance coatings. SSPC-SP 1 is Solvent Cleaning — removes oil and grease. SSPC-SP 2 is Hand Tool Cleaning — removes loose rust and mill scale. SSPC-SP 3 is Power Tool Cleaning — cleaner than hand tools. SSPC-SP 6 is Commercial Blast Cleaning — removes most visible rust using abrasive blasting. SSPC-SP 10 is Near-White Metal Blast — removes nearly all visible rust and creates an anchor profile for industrial coatings. The required SSPC grade significantly affects preparation labour cost and is specified in the coating manufacturer’s product data sheet. DFE specifies the correct SSPC grade for every industrial coating scope.
Interior and exterior painting estimates differ in surface measurement, paint type, coat system, and labour productivity. Interior estimates measure walls (length times height minus openings), ceilings (area), doors (both sides plus edges), and trim (linear feet). Interior paint is water-based latex covering 350 to 400 SF per gallon. Exterior estimates measure wall cladding areas, fascia and soffit by linear foot, and all exterior trim. Exterior paint must be UV and weather-resistant — typically 100 percent acrylic latex covering 300 to 350 SF per gallon. Exterior labour is slower than interior due to staging, masking, and weather constraints. DFE estimates interior and exterior painting separately with correct measurements, coverage rates, and labour rates.
